Certified Inspector Michael Hermann

Buyer’s Inspection

This inspection service will determine the condition of a home’s visible and readily accessible components. A convenient digital inspection report will be sent to you in 24 hours or less once the inspection is completed. For an additional fee, a Termite/WDO Inspection and Pool Inspection can be scheduled to take place at the same time as a Buyer’s Inspection.

We inspect the following components:

  • Roofing System (including gutters & downspouts)
  • Foundation & Crawl Spaces
  • Structural Components
  • Grading & Drainage
  • Deck
  • Attached Garage
  • Exterior (doors, windows, siding, soffits, fascias)
  • Interior (doors, windows, floors, walls, ceilings, stairs)
  • Attic, Insulation, & Ventilation
  • Fireplace
  • Plumbing System
  • Heating System
  • Air Conditioning System
  • Electrical System
  • Built-in Appliances

Typically, we’ll walk the roof to evaluate that particular structural system. However, if the roof is unsafe or inaccessible, we’re able to use an aerial drone to carry out the inspection to completion. A thermal imaging scan of certain components will be performed as necessary at no additional charge to check for leaks or energy issues—and a zip level may be used on older homes to determine if the foundation is defective due to sinkage that has occurred over time.

Pre listing Inspection

Pre-Listing Inspection

When you’re selling a home, you need just as much security as the person prospectively buying the home. This inspection will ensure that you’re aware of the strengths and weaknesses in your home’s construction so that you have a chance to resolve potential issues and preserve your home’s value before the home is listed.

New Construction Inspection

New Construction Inspection

When the builder of your new home is gearing up to conduct the final walkthrough, you need to bring in a qualified third party to evaluate the home. We’ll thoroughly inspect the condition of the property, shedding light on possible defects that we discover so that you’ll still have a chance to have issues corrected before commencing the move-in process.

11 Month Warranty Inspection

11th Month Warranty Inspection

If you’ve been living in your brand new home for less than year, chances are that it’s still under the builder’s original warranty. Before that warranty period has passed, we recommend scheduling this inspection to check for latent defects or issues that went undiscovered previously. We’ll thoroughly examine the home, reporting any defects that we encounter so that you can refer to the terms of your warranty to see if the cost of repair work may be covered.

Bank Loan Draw Inspection

Loan Draw Inspections

Construction on a new home can benefit greatly from the consistent presence of a professional home inspector. We’ll arrive at several stages of construction, carefully reviewing the builder’s original loan agreement and materials stored on site to ensure that the terms are being met and that progress can continue without delay or potential legal issues.

Re Inspection

Re-Inspections

Did we find a component that wasn’t quite up to par during our original inspection? Then we strongly recommend scheduling a Re-Inspection to ensure that everything is good to go once the defective component has been repaired or replaced.

Water Testing

Water Testing

Water samples will be collected from a home’s tap and well to undergo testing at a local laboratory. When the results come in, you’ll be made aware of potential contamination issues so that you know for a fact whether or not the home’s water is safe for consumption.

WDO Termite Inspection

WDO/Termite Inspection

This inspection can be scheduled along with a Buyer’s Inspection or as a separate service. A licensed third-party termite specialist performs this inspection, thoroughly assessing a home’s structure for evidence of existing termite damage that should be discussed with the seller of the home before you agree to terms.

Pool and Spa Inspection

Pool & Spa Inspection

This inspection can be scheduled along with a Buyer’s Inspection or as a separate service. A licensed pool specialist will perform this service, carefully inspecting mechanical components, structural components, and installed pool accessories. The inspector will determine if defects are present that you need to be aware of before going through with the purchase of a home.
